Mequon seeks to develop 13 acres in town center district
By Jeff Rumage

Mequon - As construction reaches its final stages on the Mequon Town Center project, city officials are now focused on developing a 13-acre parcel nearby.

The city of Mequon has solicited Colliers International to market a 13-acre piece of property along Mequon Road for a major development initiative. The property is generally located between the railroad tracks and Buntrock Avenue, and includes three properties.

The city has owned roughly 11 acres of that land for many years, but only recently purchased nearly 2 acres of land on Mequon Road by the railroad tracks for $1.5 million from the Wells family.

The city is willing to sell the property for $1 in order to create additional value in Tax Incremental District #3. TID 3 was created in 2008, and has since generated between $30 million and $40 million in value. The village's investment in the TID includes sewer infrastructure, burying electric utility lines, streetscaping signage and the installation of sidewalks. The TID is scheduled to close in 2028.

Kim Tollefson, the city's director of community development, said development proposals must be consistent with the parameters of the Mequon-Thiensville Town Center Zoning District created in 2007.

"We envision a revitalized commercial district, which is pedestrian-oriented with an urban feel," she said.

The town center zoning district — which prioritizes pedestrian-oriented, mixed-use developments with outdoor gathering spaces — includes Mequon Road from Wauwatosa Road to Cedarburg Road, and north along Cedarburg Road and Main Street in Thiensville to the area of Friedstadt Road.

The centerpiece of the town center district is the Mequon Town Center project being constructed at Mequon and Cedarburg roads by Wired Properties and Shaffer Development. Several businesses have already opened, including Forward Dental, Health in Balance and Fischer Family Chiropractic. Residents are expected to move in to the high-end apartments nearest Cedarburg Road in the next week. Construction is just beginning on the Cafe Hollander building.

Developers are able to submit development proposals to Colliers International until 5 p.m. on Sept. 18.
